Here is a nifty report about water on Mars. Apparently there used to be a lot of it, but much escaped in the past and continues to escape:

Implicit in these findings is the realization there may not be enough water left to support human colonization of that planet. Colonists need air, water, and food. Without those necessities, Mars may become a vacation spot for the ultra rich but is unlikely to be our new home.
